This is a fulltime exempt salary position.

The Project Manager (PM) works in the Operations Department and reports to the Operations Manager. The PM manages the project and the project team and is responsible for all activities on the job site, the success of project team, the overall project budget, and client satisfaction, all to deliver the successful, on time and on budget completion of all assigned projects. The Project Manager has an assigned team on each project. The team includes, at a minimum, a full time Site Superintendent and an office based Project Coordinator. Depending upon the size and complexity of the project additional team members may include an Assistant PM, Assistant Superintendent, Project Engineer, on site Project Coordinator, on site Forman, on site hourly trade workers, or any other additional team members Senior Management feels are required to deliver the project on time and on budget. The Project Manager is responsible for all subordinates, to manage, mentor and train the project team, and to ensure the team’s productivity.  

The Project Manager is 100% responsible for successful completion of the projects assigned. A successful project is defined as meeting or beating the construction schedule, maintaining or improving the project profit percentage and – most importantly – achieving client satisfaction. It is the responsibility of the PM to maintain the positive reputation of Redden Construction and manage the construction team to ensure all activities are conducted so as not to diminish the Company’s reputation in the marketplace. The PM is responsible for managing, with the help of the onsite Superintendent, all subcontractors and the project site for compliance with all health/safety issues to prevent accidents on the job site and avoid fines from regulatory authorities. The PM is responsible for managing overall construction quality and ensuring that all specifications are followed and all work is installed according to all applicable building codes and requirements by any governing authority.

Duties for which the Project Manager is responsible and accountable

·         Receiving the project from Estimating

·         Completing the buyout and contracting your team of subcontractors and vendors/suppliers.

·         Maintaining the construction master schedule and all updates during construction

·         Managing job site safety including creating the Site Specific Safety Manual

·         Obtaining all necessary inspections, permits, sign-offs, etc.

·         Maintaining project budget and protecting the profit

·         All project related paperwork, submittals, RFIs, change orders, billing, etc.

·         Overall quality control and submittal compliance

·        Interacting with all governing authorities to ensure compliance with applicable codes, directives and requirements on your projects

·         Managing all aspects of the relationship with the subcontractors on your projects

·         Obtaining referrals to future projects by providing superior customer satisfaction

·         Managing, mentoring, and motivating your construction team

·         Assisting with timely project close-out as required to ensure prompt final payment

·      Managing, with the help of the project Superintendent, all warranty calls on your projects until the warranty period has expired. (The PM must respond to the Client on all warranty calls within 24 hours of receipt and ensure the warranty work has been addressed by the Superintendent or appropriate subcontractor or vendor within 72 hours of the first response.  The PM must submit costing, if any, for the warranty and ensure it is charged to the correct cost code.)

·     Responding to any calls or inquires from past or current clients or architects with which you have worked

Additional duties may include, but are not limited to -

 

Provide pre-construction support by contributing:

Ø  Value engineering ideas and procedures

Ø  Preliminary project schedules

Ø  Collaboration with Estimating to prepare preliminary budgets

Ø  Participation in the design process as a part of the design team

Ø  Attendance at Client or Architect meetings and presentations, as required

 

Provide construction management by:

Ø  Tracking and managing costs

Ø  Preparing the Schedule of Values

Ø  Preparing project pay applications

Ø  Managing and updating weekly all over/under reports to ensure the accounting department has complete, accurate reports by the 25th of every month on every assigned project.

Ø  Reviewing subcontractor pay applications and modify, approve or reject

Ø  Handling change order process

Ø  Weekly coordination with owners and designers

Ø  Attending weekly office PM meeting to discuss your ongoing projects and all issues

Ø  Managing the project schedule and the site staff

Ø  Obtaining and reviewing daily reports from Superintendents

Ø  Coordinating and collaborating with owners and designers

Ø  Performing job-specific contract administration oversight

Ø  Providing submittal/shop drawing review oversight

Ø  Ensuring that a complete file is produced throughout the construction process and close-out
